
Landlord Wins $28K Over Lease Breach and Stolen Appliances
A Contra Costa County jury ruled in favor of a Brentwood landlord after his former tenants vacated a rental property in poor condition, failed to pay rent, and removed household appliances — including a refrigerator, washer, and dryer — without his consent. The Plaintiff had leased the property since 2015 and, following a prior eviction proceeding, obtained a stipulated agreement requiring the Defendants to vacate by July 15, 2022, and return the home broom-clean. The jury found the tenants liable for breach of lease, breach of the Court-ordered stipulation, and conversion of personal property. The Court entered judgment for $28,762.50 in damages, plus nearly $7,000 in prejudgment interest and additional attorney's fees and costs.
